Genuinely how did you get clients? I feel like it’s impossible! [Tips for Realtors]

I cold called expired and for 8 hours in one day… got nothing. Did it again for 4 hours a day every day for a month. I’m doing exactly what everyone does, I’m doing the scripts, I’m being personable. I do open houses every single weekend. I’m posting on facebook and instagram. I join all the groups. Everyone already works with a realtor or has a family or friend that is a realtor. I’m really annoyed putting myself out there like this with nothing in return, its giving embarrassing and begging. Where did you get clients when you first started? I have barely any friends and family are not looking to sell any time soon. I’m at a loss and don’t know what to do or how you guys do it. Any advice is helpful.
Here is my Answer: Yes, I understand your problem, you are not generating consistent leads/clients using cold calling and on social media. Here is my suggestion:
Cold calling: why is cold calling not working in 2024? Because we are trying to sell on-call.?
Don't just try to sell on the phone. Here is a simple way: first try to give value on the phone, then make the relationship & Trust and then sell your product.?
For example, you can call the prospect and say you will have a webinar/PDF guide about " How to buy property or how to calculate valuation of your property or Avoid 10 Costly mistakes before buying new property. In this call you are not selling anything you offer value. So there would be a high chance to get a book appointment for webinars or get reply to yes interested in receiving the PDF.
At the end of the webinar or PDF always add a strong CTA ( Call to Action) and offer free 1 to 1 consultation. Remember closing can be by asking the right questions and getting the right answer. On consultation calls ask them questions around their pain, desire, hopes and dreams. People do not buy rationally people by emotionally, most of the buying trigger are personal for example they want their family secure home, recently married, having children so need bigger house, etc.Finally pitch your offer and then make follow up for closing.
First, providing value? and not selling anything to prospects will have a higher chance you will get booking appointments, it builds rapport and trust will help to get more sales.
Social media: post regular content might 3 times a week or daily as per your schedule. Don’t forget to add real estate niche related hashtags, try to make reels.?
Tips: 1. Make a list of your local competitors, check their posts,? why they have so much engagement, try to make similar content ( don't copy) use the same hashtags as used by your competitors. ( Use buzzsumo tool to find engagement Content in your niche).
2. On instagram find top realtors in your local area and start following their followers, then their followers start following you back. 3. Don’t just add promotional reels or post every time people also want entertainment, so please do add entertainment once a week. Decide day of the week? to post viral funny content ( edited, funny and related to real estate). Find viral content on other platforms like reddit, Facebook, LinkedIn group. If you post viral platforms on social media you will generate a lot of followers, later you can convert them into clients. Don’t forget to give the original author credit.?
