While the fashion had been slightly visible for some time, it is now that it has become full-fledged trend. There are two factors that are propelling the sales, Firstly; it’s due to the early intent to purchase vis-à-vis the age of entry, which can be as low as the late twenties, given the increasing proportion of double income professional families. Secondly, it’s due to the easier and ready financial option in terms of loans which enables transparent and gainful transactions for the purchasers. The lion’s share of the increased demand for such premium residential properties comes from the growing numbers of IT (information technology) professionals and executives and from double-income nuclear families. With a handsome disposable income and acquaintance with the western lifestyle, these groups of buyers not only plan to buy their own houses at an early age, but also want to buy in a housing project that promises a complete townhouse lifestyle.

For real estate developers also the move to provide fully furnished flats leads to a, win-win situation for both builders and buyers. Developers are targeting upper end professionals and working couples who do not have the time to furnish a flat from scratch. There are now a growing number of professionals who are willing to pay a little extra for a ready-to-move-in flat. Some builders are even providing customers with cheaper options, as they source products in bulk.

Competing for a piece of the pie, the realtors big or small are providing fully furnished homes, complete with central air conditioning; Jacuzzi, marble flooring, complete woodwork, electrical fit-rings, and ultra-modern kitchens. The popularity of fully furnished flats generated because of the facility of providing cable TV provision in all rooms, A.C. in master bedroom, vaastu compliant layout, fans/exhaust fans/light fittings with modular switches in all rooms, chandelier in drawing room, marble flooring in all rooms, geysers in toilets & kitchen, 24 hours Power back up for each apartment, Fire fighting system installed at strategic points, 24 hours uninterrupted water supply through overhead tanks, customized sofa set with center table, dining set, double bed with mattresses, side table, wardrobe, bunk bed with a workstation in the children’s room, curtains with rod, light fittings, upholstery and even paintings, picture frames and artifacts.

Some developers only offers modular kitchens and it is included in the cost of flat. They don’t opt for furnishing of entire flat because developers say that customer may or may not like the choice of furniture but modular kitchen generally suits their choice.  

Developers also try to attract the children by creating special rooms matching with their style & taste. Likewise, they use semi- gloss or high gloss paint for their rooms in kindling their imagination. They use a theme like Barbie, Harry Potter, cartoon character or nursery rhyme to adorn the walls of kid’s room. They use floatable toys in the kid’s bathroom to make their bath more exciting.

Vaastu is another way of attracting buyers as it adds more value to it.
