In the competitive arena of commercial real estate investment, a common misconception has led many aspiring investors astray, as evidenced by the current challenges in the multifamily sub-asset class: the belief that success requires first buying and operating a commercial building. This misconception often leads to unnecessary risks and overlooks the strategic advantages of being resourceful, leveraging expertise, and the ability to raise capital. Harvey M. Walken's journey in the Chicago real estate market offers a compelling counter-narrative to this myth.

Unlike many of his contemporaries who believed in the traditional route of becoming merchant builders with significant overhead, as profiled in my third book exclusively for family offices, "Investing Legacy: How the .001% Invest," Walken chose a different path. He wasn't burdened with the complexities and financial strains of building operations. He wanted to be in investment banking, but the truth was, there were only two real investment banking companies in Chicago that mattered, William Blair and Chicago Corp, and they did primarily Rust Belt-type deals.

In the late 1950s, Walken saw untapped potential in Wacker Drive west of the Loop. Instead of constructing new buildings from scratch, he strategically started acquiring older buildings in the area. Many of these sites are now the locations of gleaming office towers, a testament to Walken's vision and investment acumen. His approach allowed him to concentrate on the long-term growth and value of these properties, leveraging his investments to facilitate the development and revitalization of one of Chicago's key commercial areas.

Walken's success story underscores a crucial lesson for emerging real estate investors: the importance of strategic investment and the power of leveraging capital-raising expertise. This is a lesson many emerging families learned in 2008. It was better to take a balance sheet risk – meaning writing a check for an equity investment rather than taking financial, leverage, and operating risk trying to do it yourself.
