From 3-Bed Semi to Endless Possibilities: How I Turned a £375k Deal into a Goldmine!

That’s exactly what I did with my latest purchase.
I'm going to talk you through the deal, how it was sourced and how it was financed.
The Deal
I recently completed on a?3-bed semi-detached property in my investment area. This one was sourced a little differently -?via a?direct-to-vendor letter.
What's a D2V letter you ask?
This is where you send a property owner a letter directly expressing an interest in their property. It can be a simple hand written letter, posted by hand through the letterbox or it can be part of a direct mail campaign in a specific area done through a mailing company.
For this deal, I did a postcode mailing campaign through a mailing house. The letter ended up with an estate agent that I already knew - it was handed to him by the homeowner as he was about to engage the estate agent to sell his property.
Perfect timing.
When you carry out consistent actions, you'll be surprised at how things start to time perfectly!
The agent sent me the address of the property and invited me to view.
The Analysis
Analysing a property deal at your desk is vital before carrying out a viewing. I saw that property would work as a HMO - my core strategy - but my interest was really piqued by the size of the plot.
The property had a detached double garage and a plot of land to the side! It had bags of potential and immediately I knew it was worth viewing.
My next step was to look at Property Data, a property software package that I subscribe to that analyses properties and their location. PD valued it at?£440k. The surrounding properties were selling for similar amounts - so I knew where my starting point would be - to get at least 15% off the Property Data price!
After visiting the property, speaking to the vendor and the estate agent and having a good chat through the deal and potential with my mentor - I offered and had accepted £375,000!
The Bigger Picture: Multiple Strategies for Growth
Most investors would turn this into a?3-bed HMO and call it a day.?But I always ask:
??What’s the highest potential for this property?
This particular site comes with a large detached garage and a parcel of land to the side of the property.
This potential for this site is as follows
??A detached house?on the site of the detached garage (this could sell for a strong profit - either to a developer or to develop ourselves).
??A 6-bed HMO?(this is the main plan following my main business model).
??10-12 apartments?on the parcel of land (via a JV with the neighbour's plot of land)
For now, I’m starting with the?6-bed HMO?(it's the quickest return by converting into a cash flowing under the Permitted Development rights the property has) and a strategy is being developed for the development potential of the plot.

How You Can Do the Same!
Success in property isn’t luck - it’s?consistent action.?
Here’s what I focus on:
1?? Sourcing: Building a Pipeline of Deals
You can’t grow without a steady stream of opportunities.?If you don’t have deals, you don’t have a business.
The key is to?build a pipeline?and stay accountable to:
? A set number of?viewings per week
? A minimum number of?offers per week
? A system of?following up?(deals are made in the follow-up!)

Where to Find Off-Market Deals?
???Direct-to-vendor letters?(like I used for this deal).
???Estate agents & sourcers?(build real relationships - whilst the estate agent was involved in this deal, the property was kept off market due to our realtionship).
???Property software - like Property Data - there is a lot of property data that you can utilise?(property is a business fuelled by data).
???Networking?(tell people what you do and what sort of property you are looking for - when you do this week in week out, you will get deals presented to you).
???Social media & digital marketing?(motivated sellers are online and will respond to your posts / content / paid ads).
???Walk around your investment patch!?(Keep an eye out for plots with potential, houses that needs improving and properties on the market for a long time! Speak with the locals? They will have information)!
The mistake most people make??
They look for one deal at a time with no focus on the type of property - instead of?creating a system that brings deals to them consistently.
2?? Raising Finance: Always Be Raising
I raised the finance to purchase the property via a private funder loan. I had built up a good relationship with the funder and they loved the project.
The strength of the project potential and your relationship with the funder sealed the deal!
Most people think?“I can’t invest because I don’t have money.”
The truth??You don’t need your own money—you need to find people who want a better return on theirs.
How to Build Investor Trust?
???Consistent action?– Keep finding deals, even if you don’t have the money yet
???Maintain a great track record?– Show results, even if they’re small. Pay your existing investors on time and get testimonials!
???Share your journey?– People invest in people, not just numbers!
I raised finance for this deal through a?private lender at 80% LTV.?No banks, no long waits, just?direct action.
