Freezing Weather Coming, Is Your Property Ready?

Freezing Weather Coming, Is Your Property Ready?

How "#antifragile" is your property, business/home/govt/etc? Have you ever thought of your property as an energy house of cards that could tumble under even minor stress?

This weekend's upcoming?cold is forecasted to be the worst in decades. Leave a comment below with what you are doing/recommend, the community thanks you! There are a number of simple and practical steps you can take today to protect life and property; as weather becomes more unpredictable, it's more important than ever to meet with your facility team/spouse/housemates to ensure you have a clear plan of action and take steps to mitigate.?

Here are some quick thoughts to take action on

Actions For Today:?

- Get your generator ready with fresh fuel and give is a run to ensure it works, AND check your carbon monoxide/fire alarms ready - per NY Times guidance linked below, don't put generators closer than 20 ft to your house if they aren't on a fixed pad. Any fire/CO2 related questions, contact? Andy Klein to avoid #alarmingbehavior

- Check your pantry to ensure you have enough food in cans/boxes, and clean your cooler from last summer's BBQ, so you can put items from your fridge should you lose power - my sister lives off grid with a cooler to keep things temp controlled and is quite effective rotating frozen jugs of water for example.

- Insulate your property: look for light coming through door/window/penetrations and plug them however you can.

Actions To Ensure Long Term Anti-Fragile Properties:

- Get an energy audit. If you don't live where the utility doesn't charge you pay for one (they aren't "free" anywhere, we pay through our utility bills primarily?so get a return on some of your funds you have put in over the years). Businesses can reach out to? Aaron Roy at #ServePro to get an audit of their property to locate key water shutoff and other infrastructure to ensure you avoid or eliminate the need for cleanups as a result of bust pipes.

- Consider redundant backups, and size the need first and foremost on critical loads. No need for a generator or battery that can power every device in your house simultaneously (hospitals/first responders/military are expectations where there are far more critical loads they need to keep going, whereas biz/home properties can hunker down and have a quiet unplugged time while critical devices are still powered).?

??????- I have worked with a multitude of property types to evaluate and prioritize what energy infrastructure makes sense. I have talked people out of batteries I sell and encouraged generators if they are on natural gas pipelines; other scenarios can point more to a solar/battery hybrid solution when loads are less critical, since we still get sun exposure in Massachusetts annually, especially in a year like this with hardly any snow.

- If the cost simply doesn't make sense to invest much in your current building, let's talk to help you get the best valuation for your asset while we serve your needs to hunt for one that meets the typical real estate criteria including anti-fragile aspects that will make it easier/cheaper to make the upgrades. No matter whether you believe in what Biden has done with the #IRA bill, there is a ton of money to improve properties in a multitude of ways - if you don't tap into the money your competitor will

Stay safe, warm, and we will get through this cold snap and actions taken will make you more resilient to future hot/cold/wind/water/etc disruptions. Contact me with any questions and interest in collaborating to help get as many people thrive in the real estate they work/live/recreate in.

Know where your water shut-off valve is located, keep your heat on a constant temperature throughout the property, open cabinets that house plumbing to allow warm air to circulate, keep all windows/doors/garage doors closed, let faucets trickle, have a list of vetted plumbers ready, and have a restoration company locally that can service you if needed.
