Despite the rising cost of living, the latest data indicates that the general housing market continues to be strong. . House prices rose 1.6% between April and May 2022 – the eleventh consecutive monthly rise. And in the past 10 years, they have risen 74%.

Compared to 10 years ago, people are more educated about the property market and there are multiple tools like Rightmove which allow people to easily compare prices. ??People are able to analyse the market more and learn what different types of properties are worth in their area.

?All this means that selling your house quickly and at a good price is more of a challenging game than ever. As someone with their eye on this fast-moving market, here are a few of my top tips to sell your house quickly in 2022.

The Price is Right

?The main thing is to get the price right, especially in difficult, fast-moving markets – which, right now, means everywhere outside of London.

?Stick to the basics by using the wealth of resources available to research comparable properties. Localise your research, as there’s huge regional variation at the moment. Get to know your local estate agent; they will all have different approaches, so find one you trust.

?And above all – be realistic rather than greedy. If you want to sell your house sooner rather than later, it will pay off.

Centre stage

?There are two types of buyers: those who can see an empty shell and imagine a happy home, and those who need a bit more help visualising a house’s potential.

?One option is to cater to the latter market by demonstrating the beauty of your home through staging. Declutter, put items in storage, clean to a high standard, work through your list of DIY jobs, apply a fresh coat of paint, rework room layouts, add high-quality finishings like artwork, houseplants and candles… the list goes on, and you can get external companies to help you with staging if you want to do a proper job. It’s worth the investment, as staging can help your home sell more quickly, as well as greatly adding to its value.

Maintain neutrality

?As much as possible, decorate and furnish your home with neutral colours. This will make it easy for the majority of people to visualise themselves in it and imagine how they can make it their own.

?A new build is already a blank canvas, so go as neutral as possible to appeal to a wide range of buyers. If you’re selling an existing home, consider spending a bit of money to neutralise the colour schemes. Got a wacky sculpture you love? Maybe put it in a cupboard when you have viewers round so they see the house as theirs, not yours.

Another tip is to strip out dated features that have fallen out of fashion, such as Artex ceilings. You might have to invest a bit of cash, but you should see a return on the value of your property – as well as being able to sell it more quickly.

It’s what’s outside that counts

?Don’t miss a trick by ignoring the exterior, as, in many ways, this is actually the most important part of the house. Interiors can be explained away, justified, reimagined, remodelled and renovated. But the curb appeal of your house, while easy to ignore, can be key to winning over the hearts of your viewers before they even step through the door.

?I think I once heard that 90% of people have decided whether or not they are interested in a house before they even walk in.

?Many developers put a lot of money into their exteriors, from landscaping the surroundings to make the estate of houses look like a pleasant place to live, to investing in an attractive front garden and driveway.

?As you can see, there are many tricks to sell your house more quickly, most of which involve spending a small amount of money wisely to realise your house’s huge potential.
