Four Things I Hate About Property Development

Things people don't tell you when you become a property developer.

Firstly - the regular trips to Toolstation and Screwfix. Who doesn't love spending their Saturday mornings browsing through aisles of drill bits and drywall anchors?

Secondly, dealing with builders and contractors. Navigating a complex web of personalities, egos, and competing interests, all while trying to keep your project on track.

Thirdly, the paperwork and administrative tasks associated with property development. The regulatory environment is constantly changing, and staying on top of all the rules and regulations can be a full-time job. And don't even get me started on the permits and approvals process.

Fourthly, the travelling up and down the country to visit properties. Walking in muddy environments, and getting stuck in traffic jams, spending hours in the car and eating stale sandwiches from petrol stations.

Fifthly, having to worry about planning to help replace trees you cut down, or newts and bats as per the law around having to find them homes if they reside in your new projects. Don't get me wrong, I get the sentiment, I really do. But it is a ball ache.

Becoming a property developer is the best decision I've ever made, but it's not all sunshine.
