The Five Ways to Fund Your First Deal
In this week's episode, Timmy and I get into how to fund your first deal, and we go over 5 different ways to get it done.
I tell the story of the first deal I bought, how it failed, got resurrected, and then sold years later for the highest price per unit ever in Owensboro...at least for about 18 months.
I also share with Timmy the time drug sniffing dogs went around our self storage facilities and hit on a unit...my unit! Spoiler alert: it isn't a good idea to call the detective Pork Chop.

Monday's Upcoming Commercially Speaking Podcast Episode
Monday's episode is all about giving a syndication pitch. We've mentioned syndications in a few of our episodes thus far, so Timmy thought it would be a good idea for me to give him my pitch for the last deal I put together. I have Timmy play the role of a rich attorney...which is not the only time Timmy has played an attorney...
Nor is it the first time that Timmy has lost his mind over a pitch(er)...or picture?

This Week's Book Recommendation
The New Geography of Jobs by Enrico Moretti
I'm a nerd. I admit it. This book proves it. You should read it anyway.
In fact, your local elected officials and your economic development people should read. I'm going to buy copies for our commissioners.
In my town in Kentucky, the county commission has just cut their financial support by 2/3 for our Economic Development Corporation. It is a huge cluster, and probably a huge mistake. People in my town think we should be bringing tech jobs to Owensboro - population 100,000. Tech jobs, barring a miracle, aren't coming here, unfortunately.
This book explains why. And don't let the word geography scare you away. This book is interesting if there is anything in you that loves to understand why things happen the way they do.
Owensboro friends - we should be identifying where we have comparative advantage in the job market and leveraging that advantage to bring in more of those types of jobs. We'd be so much better off.
Let me know what you think in the comments below. I'd also love to hear what you'd like us to cover in an upcoming episode.
Here are some topics we've recorded episodes on that are in the editing stage and will be coming to your ears soon:
