2 - Maintenance for common areas is ensured within an HOA. Monument signs, landscaping and general maintenance or street lights and signage is all included.
3 - Amenities usually accompany an HOA, Golf Courses, Pool and Playgrounds, can sometimes accompany the areas, which in-turn could raise property values.
4. Views, because maintenance is a main concern there are usually ponds or well-kept trees and walking paths within the community to enjoy.
5. Architectural Oversight - Living in an HOA means rules, maintaining a home is part of that, so an HOA will do everything they can to keep neighboring properties well kept.

Regardless of your feelings, living in an HOA is an obligation to the community of which you reside. Anything you fail to do affects your neighbors. Do everyone a solid and find a property that suits you better and your intent or RENT because owning any property is an obligation. HOAs can offer a lot of perks, usually very family or senior freindly and usually have a cap on rentals so most neighbors are owners and care about the property.
