Forth, go ahead and estimate what you can spend so that you are prepared and aware before you speak with the mortgage lender. And last but certainly not least, work with your family, spouse, or real estate agent to decide on a down payment. These steps combined will ensure that you are doing your part in having a successful first time home buying experience.

Hey Mark: Nice article. People need to be made aware that buying a home isn't something to do on a whim. One thing that I would add to your piece would be to reinforce the need to get started early. Sit down with a lender way ahead of time to access where you're at and if you're ready to start looking. It's much nicer to deal with any surprises or issues ahead of time without the pressure of a closing date coming up. Keep up the good work! Bob
