First phase of construction completed!
A few months ago, I wrote about our Terra Homes project – a community of luxury, sustainable mountain homes, situated in Kolasin, Montenegro’s most vibrant mountain town.? Kolasin, as I said back then? is becoming a sought after ski resort – with 45km of world-class ski trails – but you will be glad to know, even in the recent school holidays, not too busy compared to some crowded ski stations!

Anyway, I am excited to say that construction work started in September 2023, and you can see in the photo that we have now finished the foundations, concrete works, walls, supporting walls, roofs etc.? Now we are starting the second part of our project - interiors, landscape, and so on.? We will have our villas ready to move in by November 2024.

The construction process is designed in a way to ensure minimal environmental impact. To achieve this, various measures have been implemented in the construction such as dense and diverse landscaping with locally sourced plants that require fewer resources for transportation into the area. Compensation planting will be carried out at a rate many times higher than the number of trees cut down for site preparation.

In the construction of villas, we selected eco-friendly, sustainable materials that do not contain any synthetic components. Reinforced concrete, aerated concrete, and solid wood were utilized for wall and roof structures respectively, while local natural stone was used as a facade material to reduce transportation costs as well as the environmental impact of any harmful substances associated with transporting heavy materials.

We have located the villas in positions that ensure reduced heat loss during winter and conserved resources for cooling in summer.? We are now at the phase where we install high-performance glass and energy-saving insulation materials to further minimize heat loss. ?We will also be installing solar panels for the electricity, pellet boilers for heating, and electric boilers are used for hot water. Underfloor heating is also going in soon, with lower temperature provides an eco-friendly solution compared to high-temperature systems. All these methods work together to make the villas more energy efficient.

But sustainability does not preclude luxury interiors and this next phase is where we get to put in place my vision of timeless design with high quality, natural materials, which will ensure long-lasting beauty and durability of a property that will only increase in value as time passes. Functional and aesthetically pleasing, our villas will exhibit sophistication and luxury while maintaining a level of convenience that makes living easy.

What’s my interior design vision? Each luxury villa will boasts simple yet stylish interior design with a modern country house vibe, offering comfort reminiscent of home through its use of carefully selected furnishings, materials and colours. Living rooms and kitchen/dining areas are accented by the open wooden rafter system, adding character and warmth to each space.?

Wall decor features finest natural materials, including custom-made veneered panels, Tarkett's solid boards, large-format porcelain tiles from Porcelanosa, as well as exposed concrete and Giolli decorative plasters.

Bathrooms feature top-of-the-line Hansgrohe equipment. Lighting schemes are carefully designed throughout spaces to create an inviting and aesthetically pleasing atmosphere.

And my last update for today….I mentioned we had 8 properties for sale….but that’s not quite true as we now have 6 – with a couple of buyers at the end of 2023.? If you are interested in hearing more about our villas, please get in touch!
