What is a Passive Fire Protection Survey?

This type of fire risk assessment survey examines anything that would prevent the containment of a fire and can help establish measures to slow the spread of fire and smoke. Once only a building regulation guide for purpose-built flats, it now extends into the commercial sector. This type of assessment mainly covers hotels, care homes and other sleeping and high-rise buildings.??

Why is it important?

Every building changes over time. Extensions may be added, improvements made, and damages repaired. However, buildings' appearance and function usually come before fire safety considerations as they evolve. Allowing this to happen could put lives and your investment at risk.?

This is where a Passive Fire Survey proves invaluable. They can help identify faulty fire doors or blocked escape routes and stairwells, which could encourage the spread of the fire and make a safe evacuation impossible.?

What does it mean to you?

If you have made any changes to your building in the last few years or plan to do so in the near future, it's worth having a conversation with your contractor. Under Regulation 38 of the Building Regulations, contractors must provide fire safety information to your Responsible Person at the completion of a project or when the building or extension is first occupied.

This information is available for a number of years and can be requested at any time. Having this information can help support your Passive Fire Protection Survey.?
