FIND A NEED AND FILL IT!!!
No doubt YOU have heard the term find a need and fill it and YOU will be a millionaire (or rich) or some variation of that expression? Fill in the word niche and YOU will have the secret to life's success and the secret to success in real estate!!!
A gentleman came to see me and boldly told me that he wanted to buy 20 properties in a years time. For those of YOU who don't know that's a lot of houses. For anybody!! I'm in the business and I owned 12 houses when I was 23 years old. And I still gasped when he told me he wanted to buy 20 houses in a year. In fact I started adding up the dollar signs (that's a lot of commissions!!). I got control of myself quickly by reminding myself that I have a fiduciary relationship to the client and asked him How many do YOU own now? "Oh, just the one I live in". "Well, perhaps We should just start with one, I suggested. Most people don't realize that Investing is not cut and dry. It's an emotional experience just like most things in life and if YOU are worried about the rent being paid so YOU can pay the mortgage YOU might not sleep at night! So, let's start with one and then when YOU can sleep at night, we'll get another one and then when YOU can handle two, we'll get another one and go from there". "Oh, and I also want my wife to have her dream of owning a home improvement business--she's a cafeteria worker now and We want a Real Estate Investment Group Meeting where we teach people how to Invest, He added.--This guy had Huge goals--At the end of the year, we had achieved them all!!! But that's another story. This is about his niche. He was a government engineer and knew how to fix things like water problems. When he found a property with a wet basement which was caused by a simple problem like the water from the roof not being properly diverted away from the house, he would buy it and put up the proper gutters and divert the water away from the house for a few hundred dollars and fix a problem that the sellers were told would cost thousands. He used his special knowledge and training and skills to solve a problem that others couldn't or wouldn't. What are YOUR special skills that YOU can use to help others or yourself? Once YOU identify them; find the properties that YOU can utilize those skills on, and YOU will begin to thrive in the investment world. YOU will no longer have to compete with others for deals as YOU will be creating YOUR own.
