Unless you’re a financial expert as well as property developer, you will need help to get the best financial package for your project or development. Even the world’s most experienced developers and investors will have a team of financial and funding advisers to help them make wise choices. A major lender is much more likely to take your application seriously if it has been polished by an expert broker.
The best commercial brokers have long-term relationships with a panel of lenders and they have earned a certain level of trust through dealing with each other on a regular basis over the years. As a development or project manager, you are not likely to have enough interaction with any lender to establish that rapport so if you’re questioning whether or not you need to consult a broker to get the best deal, the answer is a definite ‘yes’.
The next question you will need to answer is “who”? A quick google search will reveal an extensive list of commercial brokers, all claiming to be Number One, with hundreds of lenders willing to do their best deals and an array of no-doc, low-doc, lowest rate products. While some of those brokers are busy boasting about being Number One, once you agree to be a client, you will become number something-or-other.
Will your project get the service and the attention it deserves? Will your particular and unique needs be listened to or will you be placed in a pre-existing box with hundreds of others and given a pre-existing solution that may be far from the best deal possible?
Repeat business is important in the finance marketplace, for both the broker and the client but, unfortunately, for some brokers it’s about the volume of business they write and not the quality.
