FEMA 50% Rule, The ''hidden cost."

FEMA's 50% rule applies to properties in a particular flood hazard area that fall under two categories

  1. Substantially improved properties
  2. Substantially damaged properties

What is the 50% Rule? The 50% Rule is a National Flood Insurance Program (NFIP) regulation that prohibits improvements to a structure exceeding 50% of its market value?unless the entire system fully complies with current flood regulations.

Owners may:

A) - Elevate their structures, or change them in some other way to comply with those local floodplain regulations and avoid future losses;

B) - Relocate or demolish the system; or,

C) - Floodproof

A damaged structure will either be above or below the 50% determination under federal and state law.

  • Flood Barriers surge barrier, or storm surge barrier, is a specific type of system designed to prevent a storm surge, backwaters, or spring?tide from flooding the protected area behind the barrier.
  • Retainer Walls, a retaining wall is an attractive option for providing privacy while also diverting water flow- retaining walls can protect your property from flood damage and will redirect water to help protect your property from flooding.
  • Berms, One of the most effective ways of preventing water from reaching your home is to construct a raised barrier. Not only are berms effective and generally easy to install, but they also add to the aesthetic value of your property.
  • Construction of dykes - Sometimes, dikes occur naturally. But, more often, people construct dikes to prevent flooding. When built along river banks, dikes control the flow of water. By preventing flooding, dikes force the river to flow more quickly and with greater force.
