Facts and Common Sense
I'm often asked to explain how I put together a delay analysis based on facts and common sense. This is my usual response.
Assemble the following facts and place on a gantt chart..
1. The time slot where the contactor planned to carry out the delayed task. Set ALAP
2. The duration of the remaining work set as a single bar and terminating at the completion date. This is the Contractor's time entitlement to complete the work. It may contain a critical path but that does not matter.
3. The as built duration of the delayed task. This has to be accurate and based on recorded facts.
4. Add the duration established in line 2 above to show the delayed end date.
5. Establish the duration of the delay event which is then placed somewhere between line 1 & 3. I colour this line bright scarlet based on the "Doberman's balls" principle.
6. Now apply your experience and common sense to explain how and why the delay event filled the gap and caused the delay - or not.
This method can be used for every event listed in your schedule and in whatever order you choose to present.
It has the advantage that every event has the potential to delay the completion date – and not just use up float – will be considered as viable in your analysis.
