A set of managerial services is facility management. Facility management is directed towards supporting a particular business to conduct their business. This field pertains to the coordination of people with the work in the physical workplace. A complete view of the subject of facilities management (FM) will include studying it from its definition and history of its development, through the practice of facilities management. Important areas like customer satisfaction and providing quality for money are touched on by facilities management. It tries to achieve better facilities that are relatively easier to run, maintain and manage. This is done by applying whole life costing and risk management techniques. Use of value management as one of the means of meeting the needs of clients and the use of technology, communication and their influence in the modern-day business is examined. Examinations of FM occurs at the pre-operations stage to analyze how early involvement can help create effective operations, better value for money and customer satisfaction all the while providing better facilities that are attractive and user friendly.

Facilities managers often work closely with the general contractors and project superintendents during construction, conduction of regular site inspections and quality checks. They would work as a team to ensure the installations and accessibility, supervise system start-ups and testing and co-ordinate the shutdowns of utilities when tying into an existing facility.

Service contracts and warranties need reviewing. In addition to that and supplier’s equipment installers (may) need to train and document the maintenance staff. The maintenance of normal operations during the construction is also paramount, and the facility manager must supervise.

The dynamics between the construction of superintendent and the facility manager is the backbone of the project. In the case where the facility manager is introduced late into the project, there will be some inevitable loss of details and that would lead to obstacles. Obstacles which need to be overcome, some of which could prove expensive to fix or just impossible to fix not be possible once the project is underway.
