When you invest like a lion! You enter the market confidently at any point in time, you have enough funds or cash flow to back up your investment, and you exit the market as soon as you make a reasonable profit. In this type, regardless of the purpose, being long-term or short-term, the ROI is based on capital appreciation and the best option for this type of investment is looking for under-development projects run by well-known constructors, so you can rest assured that your property will resell itself effortlessly in the near future. In countries like Turkey, it's almost impossible for foreigners to be able to take loans from banks, therefore, constructors themselves, are providing installments (some cases even in TL) for the buyers to facilitate the purchasing process. Keep in mind that the smaller the unit, the higher the chance of reselling it. So, I myself, would personally go for one or two-bedroom apartments in the most desirable locations. Needless to say that if you consider obtaining Turkish citizenship, you won't be able to resell your property for three years.
2. The Butterfly:
This strategy involves purchasing a relatively old apartment, spending some amount of money for the rehab or flipping it, and then reselling at a higher price. There is no limit for the ROI in this case, as it mostly depends on the extent of the renovation, the market demand, and the overall appreciation of the property's value by the time you choose to resell. Nevertheless, there are potential risks, such as unexpected renovation costs or fluctuations in the real estate market. By careful planning, and accurate cost estimations you can maximize the success of this type of investment. Don’t forget that the property’s location is of great importance, the closer to the center the better. For one thing, in Istanbul, regions like Sisli, Kadikoy, Bomonti, and Nisantasi are prime options for this type of investment. One might say that I do have the capital to buy the property but I can’t afford the rehab, well, that’s what credit cards are for! Remember that so many of the real estate investors owning 10, 20, 30 houses, started with this strategy in the first place and kept doing it over and over! Keep in mind that renting out these properties, especially when furnished, can also yield substantial long-term benefits.

3. The Cheetah:
This approach is for those who are patient enough to wait for an exceptional opportunity. Residential, commercial, or villas, doesn’t make any difference for them. All they care about is to purchase below the market value. However, just being patient is not enough and as a cheetah, you need to make up your mind as soon as an opportunity arises, and act even faster, otherwise, you might miss out on the potential benefits that come with such opportunities. The network you build or already have can significantly help in identifying such valuable prospects. Besides, collaborating with a reliable realtor can provide further support and guidance in navigating this strategy.
4. The Honeybee:
This strategy stands as my personal favorite, and it simply refers to collecting or borrowing capital from various resources to invest in real estate. Imagine that you as an investor, play the role of a honeybee gathering nectar from a number of flowers. In this analogy, the flower signifies the bank, the nectar is the loan, and the honey symbolizes the rental income that is used to repay the loan. In countries like the US, you can consider refinancing your property or applying for specific types of loans such as conventional, VA, DSCR, Delayed Financing and so on. As I mentioned before, in Turkey you cannot take a loan as a foreigner unless you become a Turkish citizen or have an exceptional financial record. So, for those Turkish friends of mine expressing their concerns about not having enough capital to initiate your investment journey, here's where the beauty of the 'Honeybee' strategy truly shines..."
Furthermore, in this type of investment, the capital appreciation is not the case, because with all the fluctuations the market experiences, your property will still be appreciated in the long term. We all know, that when the interest rates increase, the real estate market would become more stable, which could make the market more competitive. But at the same time, this works in your favor as a honeybee since the rents will rise too! And that’s exactly what we are looking for in this analogy.
Bear in mind, the profitability of each type of investment can vary based on factors such as location, market trends, purchasing price, and overall economic conditions. So, you should keep up with the recent and upcoming shifts in the market in order to be able to make informed decisions.
