The History of Conservation Areas

150 years ago, South Hampstead wasn't the bustling hub we know today; it was a slice of countryside heaven, the rural superstar a stone's throw of Oxford Street.

?

Enter Sir Thomas Maryon Wilson, the owner and guardian of this green oasis, who, in his will, stated that his heir should ensure the area remain undeveloped.

?

After Sir Thomas' son died, locals wanted to turn the area into a community park. But the price tag of £200,000 made it impossible. And so, in 1869, the suburbanisation began.

?

Suburbanisation wasn't the wild concrete spree seen in other parts of London, every detail was crafted with TLC. Roads curved to catch the perfect sunbeams at different hours. Rear extensions were designed to play nicely with neighbours – avoiding shadows on walls and windows. They planted trees at the boundary of neighbouring gardens in order to grow interest for dwellings that were full of light and greenery.

?

The Perks and the Peculiarities of Living in a Conservation Area:

South Hampstead is the perfect mix of pristine architecture and beautiful outdoor space . Period architecture wraps around you at every turn. And the streets are quieter, with an abundance of green spaces.

?

Conservation areas have their challenges, and the tricky part is dealing with planning restrictions and regulations. These rules are in place to protect the historic character of the area, but they can sometimes complicate renovation and extension plans.

?

On the plus side for sellers, the allure of these areas attract more people than other parts of London so property prices are usually higher here.

?

The Big Picture – Preservation Matters:

Preserving period architecture in a Conservation Area is a community-wide commitment. It's about ensuring that the stories, traditions, and the memories etched into the bricks and cobblestones are passed down through the ages.
