Window of Opportunity for Sellers?

The second half of spring marks the start of our busiest period. Typically, the property market remains strong until the middle of summer as buyers are eager to secure new homes before the summer holidays. We saw activity lifting after the Easter break and interest return to anticipated levels. We also anticipate that, come the end of 2024, this will have been the optimum period to place a house on the market. The likelihood of an election in the latter months of the year, and the unclear timetable over changes to non-dom status, introduce an element of uncertainty. Therefore, the next few weeks are the perfect window of opportunity to sell.

Landlords to Take Advantage

The first few months of the year have been encouraging for the lettings market. Rents have remained stable and properties have moved quickly – provided they are correctly price. We expect this to remain the case over the spring and summer, with our short lets service seeing a lot of activity for holiday rentals. However, we also expect demand to slacken in the second half of the year. Along with an increase in stock of rental properties on the market, this is likely to dampen prices. Therefore, we would encourage landlords to take advantage of the next few weeks if they want to secure a long-term tenant at the best possible rent.
