The Important Role of Urgency
I have come to understand the significance of instilling a sense of urgency and competition in the minds of affluent buyers. There’s a story that I want to share that perfectly exemplifies the impact of these elements on a successful sale.
The Listing Presentation:
I vividly recall a listing presentation I conducted for a magnificent $3 million property. During our conversation, the sellers expressed their strong desire to exclude their next-door neighbor from the selling process. The neighbor had frequently boasted about buying the house if it ever became available. Exclusions are not a part of my practice, so I presented the sellers with two alternative strategies.
I offered the sellers two choices. The first option was for them to approach their neighbor directly and sell the house, without involving me extensively. I assured them that I would still be available for any guidance or assistance they might require throughout the process. The second option was for them to list the property with me, and I would take charge of selling it to their neighbor, ensuring a higher sale price that would comfortably cover my fee.

The Attempted Sale:
The sellers decided to attempt selling their house to their neighbor independently, opting not to involve me. However, after four to five months of disappointing low offers, they ultimately reached out to me for assistance. The highest offer they had received from their neighbor was $1.75 million, significantly undervaluing the property.
The Power of Urgency and Competition:
Once the sellers listed their property with me at the original price of $3 million, a distinctive transformation took place. Within five days, the house was sold to their next-door neighbor, who eagerly met the full asking price. The key to this successful sale was the introduction of urgency and competition. Before enlisting my services, the neighbor had never felt compelled to make a higher offer. But, once they saw my active marketing efforts and the influx of potential buyers, it sparked a newfound sense of urgency and competition.
This experience reinforces the crucial role urgency and competition have in the luxury real estate market.
