Opening a "pre-escrow" file at the time you take the listing, my team and I will order HOA Documents, conduct our title search, and review the Preliminary Title Report to assure any issues are resolved before the property formally enters escrow!

12-POINT PRELIMINARY TITLE REPORT REVIEW| My role as Escrow Officer is to assure no challenges impede the closing of your escrow - and there is nothing more critical to that task than the Preliminary Title Report. I personally review each Preliminary Title Report on every file and proactively address any closing issues as they become known - liens, judgments, tax delinquencies, etc. These items can create major closing hurdles that when dealt with in advance, lead to a smooth and problem-free closing for you and your clients!
