Every leasing agent knows the importance of social media marketing
When I first started in property management, our go-to tool was Craigslist (yes, I’m totally showing my age here ??). But wow, have things evolved! Today, we've got an entire digital toolbox at our disposal, and it’s about time we mastered them all. Let’s take a look at the heavy hitters and how you can optimize each one to boost your leasing game.
With 2.6 billion users globally, Facebook remains a powerhouse. It’s the place where 7 in 10 U.S. adults hang out, and it’s still drawing in the younger crowd, too. Whether you’re targeting college students or retirees, Facebook’s targeted ad options allow you to laser-focus on demographics like age, interests, and location. So, if you’re leasing near a university, why not craft a back-to-school post targeting students? Narrow down that audience, and watch the inquiries roll in.
TikTok
TikTok is the new kid on the block, but with 800 million users (and counting), it’s here to stay. Nearly 90% of users access TikTok daily, and the platform's algorithm is a goldmine for going viral. I once ran TikTok videos for a community in Austin, TX, and we racked up 2,000-6,000 views per post—just by honing in on the right hashtags and trending sounds. The key? Tap into trending challenges and let your creative juices flow!
YouTube
YouTube might not always be the first platform you think of for posting or engaging your prospects, but don’t underestimate its power. With more than 2 billion monthly visitors, YouTube is a fantastic tool to create video tours or share community events. These videos might not convert directly, but they do drive traffic to your main website or other social media platforms, ultimately leading to more leads.
If you’re all about aesthetics, Pinterest is your best friend. This platform is perfect for showcasing beautifully shot images of your properties. Over 330 million people use Pinterest, with two-thirds of them being women. Keep prospects engaged with stunning images linked directly to your listings, and make sure to use high-quality visuals to capture their attention.
WhatsApp is my go-to for international prospects, especially during my time leasing at Modera Glendale, I used it to communicate with prospects who only had international phone numbers. It’s perfect for staying connected with leads from countries like China, Japan, Europe and Russia. Plus, it’s encrypted, so you can keep your communications secure while offering a personalized touch.

Snapchat
Snapchat is another gem, particularly for connecting with younger demographics. With over 229 million daily active users, it’s the ideal platform for quick updates and sneak peeks. Show off available units with a quick snap and direct them to your website to apply!
Instagram is all about the visuals, and with its high engagement rates, it’s an excellent platform for leasing agents. Use the highlights feature to create catalogs of your floorplans, and consider hosting Instagram Live “open houses” to engage your audience in real-time. Don’t forget to practice your pitch, and make those virtual tours shine!
While LinkedIn might not be your first thought for prospecting, it’s a goldmine for building professional relationships with companies that might need housing for their employees. When I was leasing at “The Griffith” in Los Feliz, we tapped into nearby hospitals and clinics, connecting with their relocation specialists to secure a steady stream of highly qualified tenants.
So there you have it!
