What is the estate agency revolution?

The high street is changing and technology is interrupting how people buy and sell houses. If you hadn’t noticed, and you are in the world of buying or selling property, then please read on…


It was well documented how Netflix effortlessly modernised the entertainment world and made Blockbuster redundant, how Amazon transformed buying products online, the music industry quietly moved to a world without vinyl (albeit via a brief spell with Cd’s and mp3 players).


The one thing that all these examples have is that they were all successful and vibrant businesses until ‘a disruptor’ came along and used technology to drastically improve its offering. What next? Well, the much needed and busy world of buying and selling our homes is also being revolutionised.


Virtual tours, data-driven marketing experience, online viewings, a click map experience whilst perusing the layout of your next home via the Rightmove portal are an everyday expectation of any new buyer; all told, it is a much more immersive experience. The old days of picking up a property newspaper outside the local estate agent are all but gone - and whilst estate agencies still exist on the high street in high numbers, the challenge (and expense) of running this outdated facility is now on borrowed time. And in just the same way that our Newsagents have had to shift to multi-product convenience stores to remain of value, the estate agent who is not seeing that future of home buying is a virtual one may as well go and buy shares in Kodak.


It begs the question, what is the place for the expensive and rather static approach in having a shop on a local high-street? Does it still have a place in this new world of technology? What if that too were in a virtual space? What if you could not only interact as an agent with the handful of staff in your office but with expert, experienced agents across the whole world, all day, every day. Well that technology has already arrived, and it’s amazing…


This is not a vision of the future, it has already happened and even as we speak there are thousands of enterprising, forward thinking agents embracing this new technology and thriving as a result of the business model gleaned from its efficiency.


The challenge with change is in accepting a new reality and letting go of previous expectations in how things are done, how we assumed things should pan out and what is possible. Letting go of preconceived ideas is essential in order to embrace the potential of this new Goliath; its name is eXp. Developed in North America by Glen Sanford in 2009, the brokerage’s universal platform and infinite potential for growth make it a very attractive proposition for any estate agent looking to enjoy both the stability of a big brand and wealth potential of an independent agent.

This looks really interesting and certainly at my agency here in the French Alps, where a lot of our transactions are for second homes, we don’t have a physical office and our international and national online presence is key. This is alongside virtual tours, Youtube channel, new podcasts, floor plans, 3D property presentations and of course good old-fashioned verbal communication, which I still think is vital.
