Limited inventory has created a competitive environment for buyers, resulting in price escalation in certain segments of the market. I anticipate this trend will persist in the coming months, emphasising the importance of strategic marketing and negotiation tactics for buyers and sellers alike.

Interest Rates to Remain Unchanged:

With interest rates expected to remain stable, buyers and sellers need to consider the current economic landscape when making property decisions. Stable interest rates provide a favorable environment for buyers, potentially stimulating demand in the market.

Renovated Properties Outperforming Unrenovated:

Renovated houses and apartments are consistently attracting strong buyer interest, outperforming their unrenovated counterparts. Property presentation and modernisation play crucial roles in maximising sale prices and appealing to discerning buyers seeking move-in-ready homes.

Market Segmentation:

There is a noticeable divergence in market performance based on price segments. Properties priced under $2.5 million are anticipated to experience stagnation, influenced by higher interest rates and APRA restrictions on lenders and borrowers. Conversely, the market for properties priced over $2.5 million is expected to see continued growth, driven by cash buyers and high-end property demand.
