Emotional Wishart Auction Ends in Tears!

Emotional Wishart Auction Ends in Tears!

The stakes were high in the property auction of 92 Delavan Street in Wishart, in an auction that proved emotional for buyers and sellers alike. Fast, frantic bidding was a clear indication of the interest The Henry Wong Team? helped create in this home, with multiple interstate, international and local bidders trying to secure this prime piece of Brisbane real estate.?

Buying and selling property is one of the biggest and most important transactions the majority of us will ever be involved in. That importance was clear on Saturday the 1st of February, with a highly engaged group of buyers showing nerves, excitement, and for one new homeowner, pure joy.?

The result has been featured in The Courier Mail and on www.realestate.com.au. Today, as the selling agents, we will give you our take on what happened!?

The Property

92 Delavan Street is a four-bedroom, two-bathroom, single-level family home with a double lock-up remote garage. It’s in immaculate condition, having undergone smart touch-ups over the years and has generally been lovingly maintained. The gardens are picture-perfect, and there is a fabulous outdoor entertaining area that helps maximise the use of the 630-square-metre block.?

Importantly, this home is in a sought-after pocket of Wishart. It’s very family-friendly, close to parks and amenities and also sitting in popular catchment areas for state schools. These include Wishart State School, Mansfield State High and Mansfield State School.?

The Seller

The seller of the home is a 92-year-old gentleman who is something of a Wishart legend, well known for travelling around the area in his electric wheelchair. He is a lovely, friendly man who everybody wanted to get the best result possible for. This was a very pivotal moment for him, as he needed the funds from the sale to help with his transition into aged care living.?

The seller came to The Henry Wong Team? to facilitate the auction of his property because of our high clearance rates in this area and across Brisbane. We also have a wide-ranging network of contacts and buyers that spreads across Australia and overseas, including strong links with wealthy affluent Asian communities looking to buy property in Australia.?

Marketing the Home

In a short period of just 20 days on the market before auction, we created maximum levels of interest in this property by leveraging our international and interstate network. We also launched it across all our social media platforms, which have highly engaged followings (nearly 12,000 on Facebook alone!).

Combined with our local presence, plus the use of high-quality marketing materials like professional photography, floor pans, copywriting and videography, we made sure this home reached as many buyers as possible. The auction became so high profile, the results even got featured in The Courier Mail. Have a look at the video below:?

Auction Day

The above strategy worked, with 86 groups of buyers inspecting the home prior to auction day. There were 14 registered bidders desperate to own this immaculate property.?

As a result, the competition was fierce and fast. There was a huge crowd, and the auction pulsed with an electric energy. A total of 47 bids flew back and forth after the starting bid of $1.2-million was set. There were no huge bids, with multiple small bids pushing the price up by hundreds of thousands of dollars. Some bidders even went past their decided maximums as the competition heated up.?

In the end though, there could only be one winner.?

The Buyer

Upon realising they had won the auction, the wife of the lucky couple broke down in tears. The right kind – tears of joy! They had been trying to secure a home without success for many months, now finally they had the keys to their dream property! It meant they had a roof to put over their family’s heads, and their kids could go to some of the best schools in Brisbane.?

The winning bidders are a local couple, who saw off the competition from interstate and overseas. We are sure they’ll treasure this home for generations to come.?

The Result

This property sold for $1,500,000. This was well above the reserve price, and well above the suburb median of $1,395,300.?

It was a great outcome for our seller, who had significant happy emotions to deal with on the day too! His transition into aged care living will be all the more easy thanks to the successful outcome here.?
