Emergency Property Damages and Preventative Measures
We are here to provide you with Peace of Mind where Emergency Property Damages are concerned. The best way to avoid a water loss is by taking preventative measures.
There are some simple and easy things any homeowner could and should do to prevent a costly water damage.
1. Maintain your roof in good condition. Corrosion and deterioration of your roof, wind and hail damages, improperly installed vents, flues, chimneys, Air conditioners or Solar panels can all result in roof leaks. Inspect your roof periodically and fix, patch, repair as needed.
2. Maintain your gutters and downspouts. It is essential to keep them in proper working order, free from clutter to ensure they function properly. Clean, repair and replace as needed.
3. Ensure your irrigation system is functioning properly. Did you know that an external leak in your irrigation system can quietly waste over 100 gallons of water each day and cause severe water damages to your property.
4. Inspect windows. Any water stains around your windows or at the bottom of doors are a sign that water is intruding from outside. Ensure all windows and doors are properly sealed, repair and replace caulking, weather stripping, seals or glazing as necessary.
5. Frequently inspect your appliances. Refrigerators, dishwashers and washing machines are the usual suspects in water damage losses in homes. Inspect them periodically to ensure they are in good working condition. replace seals and water lines as needed.
6. Water Supply lines. These supply water to your water fixtures like your sinks, toilets, washing machines and other appliances. Replace the rubber ones with metal braided ones where ever you possibly can.
7. Inspect for interior structural issues. Look for spongy beams or rafters as they may be signs of problems resulting from water damage. Catching this in time can save thousands of dollars in repairs as well as time.
8. Maintain your relative humidity level below 55%. If humidity is an issue in your area it will serve you well to invest in a high quality Relative Humidity Meter and a portable dehumidifier that has humidity control.
9. Inspect common water damage hospitable locations. Be on the look out for the signs of leaks, cracks, possible microbial growth in areas like under sinks, the attic, behind and under the water heater, washing machine, refrigerator, and toilets. Fix any leaks immediately.
10. Regularly perform a toilet test. To determine if your toilet may have a leak simply remove the lid to the tank, flush the toilet and when it fills add several drops of dark food coloring into the tank. Wait 20 minutes and inspect for any trace of color in the bowl. If you see any color you have a leak.
11. Conduct a water flow test. To check your entire water system for leaks you can simply shut off all sources of water to your property and check your water meter to see if water is still moving. If it is, then you have a leak somewhere.
If you ever experience a water damage that is too much to soak up with a handful of paper towels, don't take chances and call a certified restoration company immediately.
