When most people think of email marketing they correlate that with old fashion door knocking (although door knocking is not completely dead... Just not worth your time).

Email marketing is still one of the best ways to get in front of potential clients, you just have to know how to set it up correctly.

Here a few things to keep in mind before starting your cold email campaign.

Top Email Marketing Tools

To start out, you don't want to be manually sending all these emails to every individual you want to market to. You just won't get the results you need in that amount of time (even if you did this as a full time job) You really want to be sending at least 1000 emails per week.

There are so many tools out there to run your email marketing campaign, here are the ones that I personally recommend for Realtors (non-sponsored):

  1. Woodpecker (recommended)- $40-50/month
  2. GMass - $8.95-89/month
  3. Lemlist - $29-99/month
  4. Prospect.io - $79-129/month
  5. Gmelius - $12-69/month

Do your research on which one will fit your needs specifically.

Warm Up Your Email

If you are about to be sending 1000 emails per week, email accounts will block you for spam if you simply start sending at that level right away. Here's what you want to do:

  1. Check DNS - Check your spam score on your domain
  2. Send warm emails for 2-3 weeks before starting your cold email campaign - This is extremely important. If your email account is new (which I would recommend getting a new email account for your campaign - more about this below.) then you will need to send emails to your friends, colleagues, etc., to have people start to open up your emails and reply to them. You will want to email people will all different hosting providers, such as Gmail, Outlook, Yahoo, etc. The warm contacts shouldn't opt-out, click spam, or delete these emails; those are all considered negative reactions
  3. Begin your campaign and increase in increments - For example. Send 15 emails the first day with 5-600 seconds in between sending. In 3-4 days increase the number to 25 emails and down to 400 seconds between sending. On the 8th day increase the number of emails to 40 a day with 300 seconds in between. And so on. For the first month, only send 200-250 emails a day until your first month is done. REMEMBER - it is always easier to warm up your email from the beginning than to try to recover from being flagged as spam.

Selecting an Email Server

Selecting an email server will be important because only every host limits the amount of emails that you can send out per day and sometimes per minute.

To help you with the research portion of this, let me just say that it would be smart to go with Office 365. They let you send out 10,000 emails per day! However, even with that limit, it is recommended to not exceed 400 emails per day.

Email Spacing

When creating your campaign you should have 4-7 emails in a sequence. A first contact email, a follow-up email, a second follow-up email, etc.

Each email should be at least 3 days apart. This is a number that has been tested over and over and remains the best timing to get replies. As you approach your 7th email, it is best to spread out to 7-10 days apart.

There are so many ways to write out an email template and so many ways to create follow-up emails as well. The best way to find what works for you is to create a sequence of 4-7 emails, let it run for a 1-2 months without touching it, and then reevaluate. You will want to look for a 15-25% open rate, and 10-20% response rate.
