Elevator Service Schedule: How Often Should It Be Done?
The frequency of elevator maintenance largely depends on the elevator's usage and type. The MCP (Maintenance Control Program) is specifically designed based on the requirements set forth by the Manufacturer of the equipment. In some cases, you will find that your Passenger elevators are only receiving quarterly visits from your Contractor while other Passenger elevators receive monthly visits. Our recommendations are that ALL Passenger and Freight elevators should receive monthly visits regardless of the type and manufacturer. At the very least, the equipment should be physically inspected to ensure proper leveling function, door operation and mitigate against any potential oil leakage or unforeseen potential issues. Most malfunctions occur due to the door function so it only makes sense that regular monthly inspections occur allowing for the aspect of preventative tasks. The door function is the most widely used feature which is activated upon every transport. Elevators in high-traffic areas may need more frequent servicing to avoid costly breakdowns and ensure continuous operation. In Ontario, the code provision states that no elevator shall operate without having maintenance provided (duly signed off in the MCP logs) for a period no longer than three months.
What is Elevator Servicing?

A standard monthly elevator inspection involves inspecting and maintaining all key components, including the lubrication of moving parts. The simple tasks to ensure that the doors operate freely with no excessive squeaking noises, scraping or banging. Failure to proactively remedy these issues usually result in a larger problem.

What Happens During a Maintenance Visit?
Your Contractor should advise that they are presently on site in order to perform their inspection. As previously stated, their responsibilities are outlined in the MCP logs with some tasks requiring attention on a monthly, quarterly and yearly interval. Upon completion of any of the noted tasks, they are required to duly sign off the task in the respective logs. This includes cleaning, lubricating, and adjusting the elevator's mechanisms and or parameters where necessary. After each visit, a detailed service report should be generated, outlining the work performed and any recommendations for further repairs or improvements that fall outside the scope of the contract. The mandated testing and inspections should be conducted at a minimum and it is the responsibility of the Owner to ensure that these tasks are in full compliance. Our audits will provide you with full details outlining any items that are outstanding and non-compliant with the requirements of the TSSA (Technical Standard and Safety Authority)
Incorporating Risk Assessments in Maintenance
Risk assessments form an integral part of any maintenance process. By evaluating potential hazards, this ensures the safety of everyone who uses or works on the elevators. Should the Contractor observe anything that may compromise safety, the Contractor is required to remove the elevator from Public usage and provide the Owner/Management with a detailed report including the resolution necessary to overcome the respective safety concern. If warranted, it is the responsibility of the Contractor and Owner to submit the required Incident/Accident report to the TSSA.
