ABN Amro has revised its predictions for the Dutch housing market, now anticipating an 8.5% price increase in 2024 and a further 7% in 2025. The surge is attributed to higher wages, lower interest rates, relaxed lending conditions, and a persistent shortage of new housing. While the number of transactions is expected to rise in 2024, a slowdown is projected for 2025 due to affordability constraints and limited housing supply.

2. Population Growth Slows Due to Reduced Immigration
Population growth in the Netherlands has slowed in the first three quarters of 2024, mainly due to a significant reduction in immigration.
While immigration from Asia remains relatively stable, there has been a decrease in the number of people arriving from India, who are primarily highly skilled migrants. This decrease is offset by an increase in asylum migration from Syria and Iraq.
Although there has been a sharp decline in immigration from other European countries, this is largely attributed to the slowdown of Ukrainian migrants who arrived in previous years due to the war.
This trend could potentially impact the availability of knowledge migrants within the Dutch labor market. Additionally, the number of emigrants has slightly increased, further contributing to the slowdown in population growth.
