We never hesitate to dream and wish for good things. We dreamed to offer affordable villa plots within the City limits and today the dream has become a reality. Since 2014, we are into building low-cost residential apartments and offering them at a non-interest based EMI scheme. We have done close to a dozen projects in Bangalore alone and many projects are in the pipeline.
During this journey, we have come across many families who are interested in buying a villa plot on EMI scheme. While coming from Bangalore City towards Sarjapur, one has to take the left around 500 meters after Dommasandra Junction, in front of Santosh Hi-Mart super market. From this point, our layout will be exactly 2500 meters. Here is the list of other prominent locations from Saba Valley.

Pricing & Payment
Here is the cost breakup. We have come up with two site dimensions - 25X30 (750 sq. ft.) and 25X40 (1000 sq. ft.). Based on the type the booking amount and initial amount will vary. At the moment only the booking amount has to be paid and we will give further instructions to pay either the initial amount or the full payment (for one shot settlement). The balance amount can be paid as an EMI of over an elongated period of 13 months. The registration of the site in the owner's name will be done as soon as the full payment is realized.

All payments can be made either through UPI or Online transfer. This is our QR code for money transfer through GPay, PhonePe, PayTM, UPI/BHIM (767XXX9778@icici). Just scan the code and you are done.
In case anyone wants to transfer through to our bank account, here are the details. Just add the beneficiary and initiate the payment. We will send the payment acknowledgement through email as soon as the payment is received. If you want to make the payment through other means, please let us know, so that we can arrange someone to collect from your place.

Neighborhood
During the visit to the land on 4th Aug 2020, we became a little curious to know about some of the projects in the vicinity. Hardly 200 meters before our land, there is a villa project by the name Caesars Palace. We went and inquired with the security about any villas available for sale in this project. He did not even care to respond to us and said all villas are sold out and the cost of one villa is 1.50 Crores. We were shocked to hear the prices and never expected them to be so high in this area when we are planning to construct a duplex villa for less than 29 lakhs in our Saba Valley project including land cost.
On the way back from our visit, we have seen some hoardings on the road side of various villa projects. The projects are Kumari Oakville, Geown Oasis and Saikam Aananda. We randomly called the numbers mentioned in those hoardings and found that the prices of each villa starts from 98 lakhs onward and the price of the plot is Rs.2500/- per square foot. There are many budget apartments in that locality of the price per square foot starting from Rs.3800/- onward. When you plan to visit our land, you can do your own research about the prevailing costs in that area.
Phase-1 Deliverables
Now you might be curious to know what you get for this Rs.999/- per sq.ft. On the bare minimum these are the set of activities that we are planning to do as part of the phase-1 development, within a maximum duration of six months from the time the land is registered in our name. We will try to do as many things are possible in order to make this project as one of its kind.
- Complete fencing of the layout and a grand main entrance
- Black top or Concrete roads with pavements and rainwater trench
- Underground drainage (UGD) system, Electrical Poles, Solar Street lights and Water lines for each site
- At least two bore wells and pumps with a massive overhead tank for storage
- Sufficient number of parks, avenue trees, children play areas, outdoor gym, play grounds.
No Free Site Visits
Unfortunately, for none of our projects we arrange company sponsored site visits. All site visits have a cost and the cost of one hundred site visits is eventually collected from one customer who buys the property. Poor customer does not know he is the one who paid for the other 99 guys who did not buy the property but just came for a time pass during a weekend. If we consider the cost of every unsuccessful site visit as Rs.500/-, then the customer who finally brought the property has paid Rs.49,500/- for one trip. Instead of fooling customers in the name of free site visit, we rather prefer them to take a cab for Rs.500/- and come directly to the location. Everything else can be discussed over the phone. This helps the customer save Rs.49,000/-.

Frequently Asked Questions (FAQ's)
(This has been added later to answer to many questions that came from our members. Thought of putting them in FAQ format for reference.)
1. What will be the type of approval and what khata?
We will go for panchayat approval for the layout post DC conversion and each site owner will get a E-Katha. We can go for BMRDA approval for the layout. But we prefer not to do that as it will increase the cost and the procedure is quite lengthy. Technically and legally, panchayat approval is more than sufficient and this is what is done by most of the land developers in that area.
2. There are many discounts. Can the discount be combined?
Unfortunately No. We will give the best discount based on one's eligibility. But combining them is not possible. For example one might be a member of another project and also refer to his friend. In this case we will consider the discount type that will give the maximum benefit to the member.
3. Is there any scope for further negotiation?
Extremely sorry. As the price is already highly compromised we have not kept any scope for further negotiations even for people who make one shot payments. Our pricing is extremely competitive and negotiating on this further is not a good thing for gentlemen.
4. What's the difference in premium plots?
In the article we have mentioned about premium plots. There could be some special plots having attributes like - corner plot, east/north facing plot, odd dimension, entrance plots, road width, etc. For each of these attributes there will be additional charges that will be levied over and above the base cost.
5. If I pay one shot will I be able to get a corner plot?
We can't give any guarantee to anyone at the moment. People who make one shot payment will be given preference to choose their plot based on the order we have received their payments. It will be a very transparent process. For those who opted for EMI, will be allotted plots based on qurrah.
6. Ideally there will be a layout plan. When will it be ready?
Yes, we agree. Ideally there will be a layout plan to choose the layout. But our case is very special. This is a land we got as a gift from Almighty and we wanted to pass on the benefit to the community. There is still a process called subdividing the land (podi) which is currently underway.
Technically, out of a larger chunk of land (12 acres), our 5 acres has to be carved out and a new survey number will be assigned. This will result in getting an 11-E sketch. Only when this process is complete we will know the exact location of our land and its boundaries. So, unless this process is complete we will not be able to come up with the layout design.
We have made use of this opportunity to give the land to our members at this throwaway price only because the podi process needs to be done and if this is completed the land price will be at least double. We are expecting the podi process to be completed before November 2020 and we can immediately go for the layout formation and approval of the layout.
7. If I pay for two plots one with full payment and another on EMI, will I get both of them together?
There is no guarantee that in such a scenario one will get both plots together. If both the plots are purchased through one shot payment then we can make our selection algorithm to consider this as a special case.
8. I need a bigger plot. Can I combine two plots?
Many people who have done the booking so far would like to go for a bigger plot. Though we can make a spacious 3BHK duplex villa on a 750 sq. ft plot, if still people want a bigger plot we have to consider that request. One option is to consider combining two plots. But again there is no guarantee that the person will get both the plots together.
The other option we have worked out is to create plots of two dimensions - 25X30 and 25X40. This will take care of most of the cases. What will be the ratio of these two dimensions that we can decide later at the time of layout formation based on how many people have opted for those types. We have updated the main article with both these two types of plots.
9. Is the land title clear? Can I get a set of documents?
All those legal verification done by our lawyers. The land titles are pretty clear, except for the subdivision process and land DC conversion. This process is currently initiated. We will be able to give the required set of documents only after the booking amount is done and we complete the full booking.
10. How many bedrooms and when is the possession?
Lets make things very clear. We will be doing this project in three distinct phases. Phase-1 is fully independent but Phase-2 and Phase-3 can have some overlapping and can go on in parallel. Let's explain those phases.
Phase-1: Land acquisition, conversion, layout formation, approval, development of basic facilities as mentioned in the article above under the "Phase-1 Deliverables" section and registration in the name of buyers with associated formalities. The price quoted is ONLY for the phase-1 deliverables.
Phase-2: Development of the other amenities like electricity, club-house, swimming pool, prayer hall, indoor games, sport arena, indoor gym, etc will be carried out in steps. The members will come to know from time to time what is being done and the funds will be collected for each of these activities on a cost-to-cost basis.
Phase-3: Whoever has got the plot registered after full payment can start the construction of the villa. We will have some predefined villa types and they have to choose from one of those so that the design is consistent all over the layout. Mostly we will only do the villa construction at a price at least 20% lesser than the market value. We will make the villa designs and share with our members once the layout design is done so that we will know the exact dimension of the plots and their positions.
11. Can everyone be allowed to put their own bore well?
Hopefully NOT. We will have sufficient number of bore wells in the layout and water will be supplied to all plots from the central overhead tank. If everyone starts putting the bore well then it's going to be very difficult. We will have some by-laws defined and we would expect the members to adhere to those by-laws, that even includes adherence to the design of individual villas.
12. What would be the cost of villa construction?
It depends on the size of the super built up area. On a 750 sq. ft plot, we are planning to come up with a 3BHK duplex villa measuring around 1200 sq. ft. If the cost of very decent construction is Rs.1665/-, then the total cost of the villa will be Rs.19.98 lakhs. This cost we can do only if we purchase materials in bulk and we do at least ten villas at one time. Otherwise the cost will be more. The price is subjected to change based on cost of materials and other factors at the time of construction.
13. Planning to visit this weekend. Will there be anyone?
Sorry, there will be no one on the site. You are most welcome to visit the site before making a decision to book. We have given clear directions in the article above and just by watching those three videos anyone can reach the exact location. In case of any assistance needed you can reach out to Ahamed Hasan.
14. Can I make the full payment now itself?
Please DON'T do that unless and until we come back to you with clear instructions. Only transfer the booking amount at this moment based on the plot type that you want to book. Once the complete booking is done we will come back to you about the next payment and how to do it. For people who make the full payment, the preference to choose their flat will be granted based on the order that we have received the money into our account.
15. I stay in Riyadh. How can I sign the agreements?
We have many of our members from overseas. It's not a problem at all for signing of the agreements. We will prepare the agreements, get our signatures done and courier to your address. You can sign and send us only the scanned copy for our reference and retain the original with you. Your physical presence is required only at the time of plot registration.
16. I am booking two plots. Will I get them together?
Many bookings have come this way and they want both sites to be adjacent to each other. Though we do not have a concrete answer at this stage but we will definitely come up with a process. We are thinking of coming up with double dimension sites in our layout design and changing the orientation so that there is no confusion of allotment. The same has been explained below. If the customer still insists on horizontal orientation, then he may not avail any discount and we may even charge a premium for combining two sides and getting a higher frontage.
17. We are a group of friends. Can we get our sites attached?
We try our best to do that but unfortunately we will not be able to give any commitment at this stage. Once the layout is formed, everyone will become like friends and relatives. Hence, one should look at things from a broader perspective. The allotment of the plots will be done by a software algorithm without human intervention. As the member of this prestigious project, we have to respect this selection process, be supportive to each other and looking forward to make new friends and relatives.
18. Can we make our own Villa design?
The answer at this moment is NO. If everyone is coming up with his/her own design then the entire ambiance of the layout / community will go for a toss. We will have a predefined set of models / templates for each of the plot sizes and the members are expected to construct their villas based on those templates only. This will benefit everyone and will also avoid overcrowding within the community. We want all the members to live peacefully without disturbing others. We will define these things in the association by-laws and everyone will be de facto members of this society to be formed as soon as the plot registration is done in the individual names.
19. From when the EMI will start and how long it will go?
The EMI payment will start from the month of September 2020. Currently we are taking the booking by taking only 4% of the payment. Once all the bookings are consolidated we will let our members know when and how to make the next payment. The next payment, either one shot or EMI based, has to be made before the end of August 2020. The EMI will start from the month of September 2020 and go on for the next 13 months. Some members have asked for longer EMI duration. We are extremely sorry to tell that 13 months itself is quite tough for us and kindly do not expect any extension of this duration.
20. Will I get a corner plot. If so what are the conditions?
As per government norms, any corner plot in any layout with at least two sides roads will attract an additional cost of 10% over above the base cost. The same applies to a corner plot in Saba Valley as well. The percentage may be even higher in our case which we are yet to decide. Moreover, preference will be given to those who make one shot payment to select the plots including corner ones when the layout design is ready.
21. What will be approximate cost of Phase-2 items?
Honestly we do not have an exact estimate at this stage. Again this depends on how much of those amenities the association members really want. This activity will be done purely in consultation with the members or their representatives. At a very high level, in order to come up with amenities like a club house with indoor games, prayer hall, multi purpose hall, swimming pool, gym, etc., the approximate cost is Rs.125/- per square foot. As this will be charged on the actual expenses we can keep it as an indicative figure.
22. Can I take a plot just as an investment?
This brother from Hyderabad asked a question whether he can invest in a plot for his daughter who is just 9 years old. After a few years he wanted to sell it. Yes, off course, excellent idea. Technically there is nothing wrong in it. But ideally we would prefer people who would like to buy the plot, construct the villa and either stay there themselves or rent it out. Keeping the plot vacant for a long time is not a good idea. What we have suggested this brother is to buy a plot for his daughter, build a villa and gift her during marriage.
