Don't Fall for Absurd 5G Site Marketing Promises.
Feeling ashamed to be part of this industry today. Some new #5G Site Marketing companies are making ridiculous promises to landowners in order to entice them to sign up on a commission-based marketing agreement. Claiming there are twelve 5G companies looking for sites right now in the US and that there will be 800,000 new cell sites needed over the next several years for 5G. Of course, they don't acknowledge that the vast majority of these 5G cell sites will go in the public right of way because the FCC limits the fees municipalities can charge to $270/year.
RIDICULOUS CLAIMS
Here is the quote from the guy trying to sell the University: "I highly suggest helping me work through the details with real estate and legal, because literally, we’ll give you $1,000,000 per antenna, and with 100+ buildings, that’s $100,000,000 of free money you can do whatever you want with."
These newer site marketing companies appear to be backed by private equity- because they have large marketing budgets and are aggressively racing to sign up large landowners. Not a week goes by where we have to tell our clients or leads why they should be wary of these companies.
DOES SITE MARKETING WORK?
One of our commercial property clients who owned hundreds of desirable commercial properties previously signed up for a site marketing agreement. Know how many leases they got across their hundreds of properties in 3 years? Not one. Fortunately, we advised them to add termination language to the agreement and they were able to terminate rather than be stuck in a pointless agreement.

As you can see, we don't like site marketing agreements (5G or otherwise). We don't think they are fruitful or that they are likely to generate new leases from wireless carriers who wouldn't have found the property anyway. Either your properties are unique (and the carriers will find you) or they aren't, and no amount of marketing will make the property desirable. Wireless carriers almost never have an issue with finding landowners willing to take their money.

2 年The example used in the article is just a clear lie and shame on them for trying to sell that line of BS. However, in the many university projects I have done these areas are mainly private and as such are not limited to the $270 set by FCC. I was working on a very large campus with a past firm and the Director of IT plainly stated they didn't want us on campus as they charge students a premium for wifi and they didn't want little johnny and sally launching hotspots that mommy and daddy were paying for and sharing with friends. So we circled the campus and then a few years later the campus bought up whole blocks of homes and told us we were trespassing and gave us 30 days too move.....

2 年I would have asked for the $100M upfront, then it's a sweet deal!!! Like you Ken Schmidt I get hit up with crazy ideas and schemes a few times each week. It's frustrating. You just get exhausted listening to all of these ideas. The bright side? We have enough knowledgeable people in the industry to make sure this doesn't happen too often. Education is the key!!

2 年The hyperbole is strong with that one. It would be interesting to have a contest. Perhaps a hyperbole death match; twixt the 5g Witch Doctors & the YOU-NEED-10Gig-TO-YOUR HOME Healers. Weapons will be sections of coax and sections of fiber cable.
