Don't choose a builder until you ask these three questions, and I'll tell you why.
How long has the builder been in business?
Obviously, more experience is better. Every builder has to be licensed, but that doesn't mean that they are all equal. New builders can make mistakes. Everybody makes mistakes, but you don't want to be the learning curve for your builder.
You'll want to see models.
You'll want to see projects.
You want to check out the quality of the construction, and if it meets your style.
What kind of builder are they?
Is the builder, a national builder, a semi-custom or a complete-custom builder?
First of all, a national builder will offer you a menu of packages. They'll have set floor plans. You'll have set color combinations and you can make choices for your interiors, but it's all in a package.
A semi-custom builder will have packages as well. They will have a series of floor plans for you to select, like the national builder, but the difference is, you will have the ability to make more choices. You can have random colors. You can have specialty countertops.
A custom builder works from the ground up. You get to choose. Plus they can help you with the topography of the land you’re interested in building up. Where the utilities are, what the road requirements are, and what the city codes are. .
Is the builder within my budget?
National builders are usually on the lower end of the price scale. Because they do buy in bulk, and they pre-plan even a year ahead. So, if you're on the lower end, you'll probably wind up with a national builder.
Semi-custom will have the plans. They will have the packages. Their pricing might be a little higher.
And again, custom is your highest price point because you're starting from the ground up. Everything is purchased specifically, one on one, for you.
