With all the volatility in the market place recently you might be asking yourself if now is good time to sell your property.

The three P’s (Price, Presentation and Promotion).
Price -
Be realistic. We are not seeing high premiums being achieved in the current climate. Check what has sold in your area recently and set your asking price competitively. It makes so much difference to the amount of viewings and offers that you will receive.
Presentation -
First impressions matter. Make sure that your front door looks smart, front garden is well kept and the property is tidy throughout. Clear out any clutter and do all you can to maximise natural light. Show how the space is used with your furniture if possible because many buyers just don’t have the imagination to visualise it themselves.
Promotion -
Choose an estate agent that will work hard to get your property in front of as many buyers as possible. Is your agent also offering the property to other agents to see if they may have a buyer, to property finders, search agents, canvassing your neighbours, approaching local residents and businesses and really pushing hard to find that buyer for you? Having a proactive and creative estate agent working for you can save you a lot of time and energy.
