Do Open Houses Still Work?

If you’ve sold a home with us recently, you know we put on a full-court press when it comes to marketing. We want to expose your home to as many potential buyers as we possibly can! One aspect of our marketing strategy is to have an open house the first weekend on the market. Last weekend, we hosted an open house and we had over 50 potential buyers come through! We feel open houses are still one of the best tools to get buyers to engage with your home. Let me explain why.


We Put Your Property In The Best Light Possible.

When we list your home, our goal is to know your home (its features and benefits) as well as you do. Since we personally host all of our open houses every chance we get, we are therefore able to showcase your home in the very best light. The open house gives us the opportunity to interact with potential buyers and really explain to them what is so valuable about your home. We want to be prepared to answer the wide range of questions that buyers may have at the open house. Those include: the age of the mechanicals, recent updates, proximity to transportation, school districts, etc. Our goal is to prove to buyers the value of your home!


Buyers May Come Back For A Second Look

Oftentimes, buyers who saw the home earlier in the week may come back for a second or third look on the weekend. Why would they come back to an open house? So they can take time to look at the home and may have follow-up questions for us as the listing agents. If this is the second/third time in the home, this gives us great confidence they are serious. That is AMAZING data to have if they present an offer.

If it is their first time seeing the home, we have the opportunity to make them as educated and confident as possible, hopefully influencing their decision to move forward with an offer on your home.


Buyers May Only Have Time To See Your Home On The Weekend

Most people work the typical 9-5 Monday-Friday and just can't find time in their busy schedules to arrange a showing. Open houses make it convenient for buyers to see the home on the weekend when they have some time off. This could be the difference between “the perfect buyer” ignoring your listing and buying it!


Open Houses Create A “Buzz”

People who come to an open house, and see how many other people are looking at the same house, get a feeling of urgency. It gives them a sense that, if they want to win the home, they need to move as quickly or quicker than the other serious buyers in the home. This motivates them to offer their very best price and terms because they are potentially competing with the other open house visitors.
