Dirty Reheat Coils are Stealing Your Buildings Airflow.

I have written about reheat coils before this may be part 2 to that post a few years back.
It seems im having many conversations this year about dirty reheat coils. Nobody cares if they are dirty right? You cant see them inside the ducts, vav or fan coil units.......
Lately i have been working with many hospitals who are having balancing issues, airflow runs low, TAB guy just opens the damper more, easy....until there is no more its open full. Further investigation (often requires a hole to be cut) reveals reheat coils with large amount's of debris plugging them. That's just one, what if this building has 200 of them?
To balance a buildings HVAC properly it should be free from excessive debris, in a 30 year old building that does not exist - its always dirty! Clean air handler fans, cooling coil sets, reheat coils, dampers and everything air passes through is necessary to maintain expected airflow.
Reheat coil sets can be cleaned, whether it is steam, hot water or electric we have solutions. HVAC cleaning is a SKILLED TRADE - no matter what the low bidder or public commodity bidders tell you.
We wet clean (yes that's right - rinse) reheat coils all the time, we have developed containment and procedures to ensure high quality without contaminating the entire building. Reheat coils can and do support microbial growth - dry cleaning may not remove that entirely.
Feel free to reach out to start a conversation about your facility.

Dust and Debris Mitigation Solutions For Many Industry Sectors!
3 年Totally true. I have one addition: do not forget refrigeration which suffers the same problem. Always talk in terms of "HVACR", not just "HVAC". The cooling sector is a major culprit in terms of deploying poorly designed/poorly maintained equipment. We are actively working on a "fix":

3 年Great piece and totally on point. Cleaning coils is one of the most effective, most immediate, relatively low cost and least intrusive means of improving HVAC system efficiency, IAQ, lowering energy costs and increasing equipment life cycles. Why this isn’t done more often as a mandatory, preventative maintenance protocol is beyond me. Is just a case of out of sight, out of mind?

3 年Well written and very regularly seen Robert. Yes Duct Cleaners are trained and skilled service providers.
