The Design-Bid-Build method is the traditional project delivery approach used within the construction industry. This structured process relies on multiple entities, including the owners, architects, engineers, contractors, and subcontractors, to complete the project at hand. This method has remained the most popular due to its simplistic nature and the owners ability to maintain control throughout the project's lifecycle. Design
During the design process, the owner shares their vision for the project with the designers and engineers.?
The designers and engineers then rework the owner’s vision into a set of documents and drawings, aligning them with specific project features and structural requirements. Along with these documents, they also provide a potential timeline and budget for the project. It is noteworthy that while the budget is discussed during this stage, it is not finalized until after a bid is accepted.
Bid
Following the completion of the design phase, the owner then releases the documents for contractors to submit their bids. In the case of a public project, any contractor registered for government work may place a bid. For private projects, it is under the owners discretion over which contractors may submit bids.Each bid received by the owner will outline the company's proposed costs encompassing materials, labor, and potential subcontractors required for specialized installations including HVAC, lighting, and insulation.

Upon the bid submission deadline, the owner must select a contractor to initiate project construction. Typically, the contract is awarded to the bidder offering the lowest cost. With the contractor selected, the owner will now have a finalized budget and timeline, allowing the commencement of the construction phase.
Build
As construction commences, the general contractor (GC) assumes leadership. They become responsible for executing the construction plans outlined by the designers and onboarding any subcontractors needed for the project. Throughout this process, the owners will remain in close contact with the general contractors. If there are any issues with the design, the GC will communicate with the owner, who then collaborates with the designers to solve the issue and agree on a potential budget change.?
