Deen Dayal Jan Awas Yojana boosts builder floors in Sohna & Gurgaon

The Deen Dayal Jan Awas Yojana (DDJAY) has emerged as a big booster for affordable and mid-segment housing and builder floors in Sohna and Gurgaon. 

The DDJAY was launched in 2016 by the Haryana government under PMAY to complement Centre's 'Housing for All' program. This scheme was meant to develop high density plotted colonies, offering affordable and mid segment housing. Earlier this scheme was designed for low and medium potential urban areas. Later, it was extended to high potential zones such as Sohna and Gurgaon. It was done due to increasing interest of home buyers in affordable plots and group housing. 

 More recently, the scheme has been expanded to cover Vatsal Valley (formerly called Gwal Pahari) on Gurgaon- Faridabad Road. Under this, developers can offer plots of 80 square meters to 150 sq mtr. sizes. They can also get four independent floors registered. As part of Vatsal Valley Development Plan, 75 hectares area is allocated for residential use. Under revised rules minimum area requirement for license in Gurgaon- Manesar Residential Complex has been revised. The area requirement has been reduced to 5 acres. The upper limit of 15 acres has been waived off, subject to 40% net planned area in a given residential sector.

 Under DDJAY, Sohna has emerged as a prime destination. A number of leading developers including Signature Global are actively engaged in group housing and builder floors development. Builder floors constitute over 10 percent of the residential developments in Sohna. What is significant about these affordable developments is that these are premium floors in Sohna Gurgaon. These premium floors are lifestyle offerings designed by leading architects like Hafeez Contractor. What more, these plotted developments are set in the green serene backdrop of Aravalli hills.

 These four storey premium floors in Sohna Gurgaon have excellent features and amenities. These Vastu-compliant homes come with 24- hour power backup and water supply. There are lifestyle features like a clubhouse, swimming pool, sports area, kids play area. An outdoor gym, jogging track, landscaped gardens and a dedicated retail hub are other attractions.

Nice Article.. But honestly, I don't see your 36 Sohna project affordable one. Rate is almost the same as non-affordables homes one. The offered rate for a floor is high
