Off-Site Modular Manufacturers (OSM's) crave for genuine sustainable profitable projects to suit/fill their capacity pipeline, collaborating with serious players, not wishing to entertain 'pipe dreams' by wannabe developers let's be frank.

The key issue is that most UK projects are not 'real' until the property developer appoints a main contractor. The main contractor naturally have their own preferences as they have a supply chain already (they have probably tendered for the scheme already, which means they have to buy less to make a profit). Unless a firm decision by the investor in particular insistent from day one the route to go is OSM and who they wish to partner with on the basis of a JV - cash rich overseas OSM's may be able to consider being part of the risk process and thereby take a proportion of the upside. For those that are really serious wishing to enter the UK market we can envisage this happening, JV's are possibly the best way to make an impact and prove the product, to walk the talk.

Architects are part of the professional team employed by the Developer to draw up feasibility of the scheme, which involves obtaining prices for the proposed development, the scheme from purchase of land to conception is approximately 4-5 years, a lot of meetings/financial/ pre-apps etc. The key is to achieve a named manufacturer to be within the employers requirements, but this can be overridden by the Contractors Proposal as they have a budget to build upon. They are all 'non live' opportunities until planning is in place along with financial backing.

OSM's try to assist the developer with their dreams, but the dream isn’t complete until the concrete is set.
