Housing Market Update

In December, our Chief Economist, Danielle Hale, discusses the latest labor market data and how it may factor into the Fed’s December decision in light of what we learned from the November Fed meeting. Danielle also reviews the latest trends in interest rates including mortgage rates and what they could mean for the housing market.

Turning to the latest Realtor.com housing data, Danielle notes one bright spot in particular. Realtor.com’s November Housing Trends report, authored by Economic Data Manager, Sabrina Speianu, showed the first yearly increase in new listings in 2023.?

Meanwhile, Realtor.com’s October Rental Trends report shows yet another month of lower rent prices–the 6th in a row. Research Economist Jiayi Xu dives into how multi-family units currently under construction will impact future rental supply.

Finally, Danielle highlights the key findings from the recently released Realtor.com 2024 Housing Forecast as well as some of the cities expected to see an outperformance from their real estate markets based on the Realtor.com Top Housing Markets of 2024 report.?

Land Advisors Organization 2023 Phoenix Land and Housing Forecast

This month, Cheryl Eisenhauer attended The Land Advisors Organization 2023 Phoenix Land and Housing Forecast held at the Arizona Biltmore with Greg Vogel , CEO - Land Advisors Organization. Over 600 attendees filled the room, discussing key insights on the explosive growth in population, jobs, new homes and infrastructure in the Phoenix East and West Valley.

There was much discussion of the headwinds. This included rising costs, interest rates, and processing of application to building permits. Ongoing discussions included wages keeping up with higher rents and home prices, low affordability ratios, and a need for infrastructure: water, power and sewer.

The tailwinds appear to look promising. Sustainable long-term growth in terms of employment, population, and housing. Increasing wages and transfer of wealth from Boomers to Gen-X/Millennials were also top of mind. Though still short on supply, remains relatively affordable and attainable vs other parts of the country -- CA, WA, OR, and CO.
