This past month I’ve noticed a higher than usual amount of service requests from customers who are having heating issues in their complexes.? Winter is fast approaching and I’ve heard this year is expected to be colder than usual, anyone else reading the same news reel as me? ?Don’t worry, there’s still time to ensure you've completed all winterization for your commercial building. A well-maintained building HVAC system is crucial in keeping the building warm, improving air quality, and reducing energy costs.

The best defense is a strong offense”, is one of my favorite sayings in the HVAC industry. ?I’ll share a few proactive steps which can help avoid costly repairs, increase energy efficiency, and provide a safer, more comfortable environment during the colder months.? Starting Thinking About Summer Now

Summer brings soaring temperatures, high humidity, and increased energy demands. Preparing a commercial building for the summer weather during the winter months can ensure that you’re able to stay ahead of maintenance issues that could come up with the first spike in temperatures. Remember too, that equipment and parts can have unexpected long lead times. If you need equipment upgrades for the summer months, it's prudent to start planning now.? I'm currently providing quotes to some of my customers for late-Spring 2025!

Optimize the HVAC System for Cooling, Ventilation, and Airflow

  • Professional Inspection: Schedule an HVAC tune-up long before summer begins, typically February-April are good months to start this process. Tune-ups by licensed professionals should include, at the bare minimum: system inspection, coils, refrigerant, and proactive recommendations.
  • Change Air Filters: Clean filters help to improve airflow and reduce strain on the system, resulting in better energy efficiency.
  • Use Natural Ventilation: If local conditions permit, take advantage of natural ventilation by opening windows and doors to keep the building cooler. ?Many HVAC equipment operate with an economizer. Like opening a window. If the outdoor ambient is cold enough and cooling is required for your facility, it will automatically allow outdoor air to cool and ventilate the space and keep the facility comfortable without using mechanical cooling. This saves money!....but it only saves money if it's functioning properly.??

No Matter the Season: Consider an Energy Audit

Our team attended the October QBT session with BOMA BC and we were impressed by the energy audit recommendations provided by their Decarb Accelerator Program.? ?This three-year program assists building owners and managers in identifying and reducing GHG emissions and overall building efficiencies.? BOMA’s objective to help buildings lower their carbon emissions to?comply with existing reporting regulations?within the City of Vancouver and impending reporting and emissions limits elsewhere within the Province of BC is something Micron Mechanical also supports 100%!
