Dear Realtor,

I hope this letter finds you well! I wanted to take a moment to talk about something that I know many of you have encountered in your line of work: closings being delayed or even lost altogether due to foundation damage, whether it’s real or just perceived.

In North Texas, this happens all too often, largely thanks to the messaging from the foundation repair industry. They’ve got everyone convinced that, given our soil conditions, every structure is destined to move and show signs of damage—and if you look hard enough, you’ll find something wrong.

Picture this: you have prospective buyers who are excited about a home they’ve found in their dream location and at a price they can afford. They’re ready to make an offer. But then, one of two things can happen. Either they notice what they think are “signs of foundation distress,” and without even mentioning it, they scratch that beautiful home off their list because of a minor cosmetic issue they don’t understand. Often, these issues can be easily addressed with some inexpensive drainage adjustments.

Or, in the second scenario, they don’t see any problems and start imagining their future in that perfect house—until the home inspector, who can’t possibly know everything, brings up the potential for foundation movement or damage. Suddenly, they’re advised to get a free foundation inspection from a repair company, which sends a commissioned salesman to evaluate the situation. That salesman, motivated by commission, isn’t likely to leave without finding something wrong, and before you know it, the deal starts to unravel.

This is where I come in as an independent foundation repair consultant. I operate on a fee-for-service basis, with no incentive to sell anything. If I had been contacted earlier, I could have helped alert the seller to potential issues before the house hit the market. Or, I could work as a neutral party, allowing the buyer and seller to split my fee and get to the bottom of the situation without the pressure of a sales pitch. While foundation repair salespeople often push one solution, I can provide tailored recommendations that address what will work best for the situation and give a fair market cost for repairs.
