Spring has officially sprung, and you know what that means: it's Spring Selling Season.?Australia's most popular season for real estate. Every year, when the weather warms up, market activity and engagement accelerates - and a higher level of stock typically leads to more competition.?

However, selling homes these days is a little more challenging than it was twelve months ago. It's never been more important to have the right team supporting you. 'Advice that gives advantage' is my motto - so here's my best advice for the people you need on your team.

To start, you'll obviously need an agent.?Then you'll need a photographer, and perhaps a videographer. A stylist, if you want to maximise your home's potential. If your garden is a selling point, or if you're selling in spring (like now), it's worthwhile making sure it's looking its best - so having a gardener on call to spruce up the yard before big open homes is a good idea. Depending on which method of sale is best for your particular home, in your particular market, you might also need an auctioneer. And then you'll need a lawyer, and a broker to help you with your next purchase. If tenants are involved, you'll also need to loop in your property manager.?

Needless to say, there are a lot of moving parts. 'Agent' really means marketer, salesperson, follow-up caller, negotiator, closer everything. They're the conductor of all of the above, as well as the person you call when anything goes wrong - so you need to know they'll always be available to you.?

It may sound expensive, but you need to remember that it's an investment. Every dollar spent should translate into multiple dollars returned, so long as it's spent strategically. Whatever strategy you choose to employ, the bare minimum is an agent and a mortgage broker - and these tend to pay for themselves. The bank pays the broker's fee, and agents are typically paid out of the sales price.?
