Darwon's Theory | 'Under The Stars' Wrap Up
Auction Under the Stars is always a cracker of a night, and last week's was no different. More than 30 properties were up for sale, with homes from right across Brisbane going under the hammer - resulting in over $38 million in sales. From New Farm and Teneriffe, through to Ascot, Ashgrove and Kelvin Grove, then across the river to Bulimba, Carina and Seven Hills, there was something for everyone.?
The breadth of properties that our office deals with is a testament to our strong network. Happy sellers move elsewhere, but call us back again a few years later. It's all about repeat business and referrals from happy clients - every business person's goal. But what I want to talk about are the hundred-odd hungry bidders who missed out on securing a property.??
There were 136 bidders in the ballroom of the Calile Hotel - so, not much breathing space.?Buyer inquiry is peaking, and our auction extravaganza has left quite a few broken hearts in its wake. No doubt there will be an influx of southerners over the Christmas break, and local buyers are concerned it will stiffen the competition further.?
Every auction event we hold is a snapshot of the Brisbane market; we're lucky enough to have built an office of such a size that we have shared access to that information. It's a 'team first' mentality that pays off for our sellers. But more than shared first-hand information about shifts in the market, we have a shared database of tens of thousands of potential buyers - which means we can filter a list of the ones most likely to be interested in your home and engage with them first.??

It's getting to the pointy end of the year, when Santa lists are drawn up and every weekend is a Christmas party. The market usually switches off for a few weeks over Christmas - but you can bet January will get very busy, very quickly. Interstate travelers will still be here, making the most of the kids' school holidays. There will be quite a few families using the break to test warmer waters and find their own slice of the Brisbane property pie.?
Give me a call before the end of the month if you want to prepare your property for a January sales campaign, and take advantage of the influx of buyers over Christmas. Or, if you're keen to make a move before they get here, call me today - there's still time. Those bidders are cashed up and ready to make the leap, today. You might have just the property they're searching for.
Cheers,
S.D.
