The market is eerily quiet. Why? Simple: the federal election. It happens every time - people hate uncertainty. However, there's momentum in the market yet. New data, released just last week, once again confirms Brisbane is pacing well ahead of the pack - with prices rising an eyewatering 27 per cent in 12 months - outpacing every other capital city. More on that in a moment.?


In terms of market sentiment, well - it's currently "watch and wait". Surface activity is well below this time last year, with fewer and fewer new listings coming onto the market. With the upcoming election, people are sitting on their hands. Buyers want to see what the fallout will be before making their move - and many buyers also own their own homes, so are holding off selling for the time being, too. It's a cycle that repeats itself every election year.?


Yet this year is a little different. There's an undercurrent of activity - my team is working with plenty of sellers biding their time, and using this period as an opportunity to put together a marketing campaign that will cut through the noise and grab buyers' attention when that pressure valve is released. It's a tactic to capitalise on the swell of buyer demand bubbling beneath the surface, which is sure to be released once the votes are counted.?


What about the potential 'price dive' that's in the news? Well, Brisbane was still one of the strongest performers across the board in March. Prices rose half a per cent in those four weeks alone, according to PropTrack's newly released March Home Index. Although it's not to price gains we were seeing in 2020-21, price growth in Melbourne and Sydney both slowed far quicker.?

The market will kick back into gear quicker than you expect - the long-term benefits of planned infrastructure, inflow of cashed-up buyers, and looming interest rate hikes will spur activity once again, once the election has passed.
