Having held several presentations over the last couple of months i have been amazed at some of the lengths unscrupulous facilities managers will go to to try to attain compliance.
In an attempt to deliver Smoke control generally owners are removing fixing mechanisums and fitting Actuators as a replacement.
These are fitted to bottom a side hung windows but even worse TOP HUNG.
The First two have restricted Airflow in prevailing winds the third has NO venting capabilty until the smoke plane reaches 1100mm from the floor and the still faces the prevailing wind issues.

5 年I assume this is a head of stair smoke vent?? If so a couple of other things to check.? It must be located as high as possible in the stairway on the top storey of the stairs, and must have a free area of at least 1.0m2.? Dependant on the layout of the building it must be opened via a manual call point or automatically by smoke detectors.? For example if the apartment doors opens directly onto the stairs in a single stair building then the stair vent must operate on detection of smoke at any storey in the stairs.? I fully agree with looking for the CE mark this will give proof of whether it is a third party accredited smoke vent in accordance with CPR 2013.? This label must be visible internally and give details of performance of the smoke vent in accordance with BS EN 12101-2:2003.

5 年It's clear on a lot of sites, particularly smaller residential, that from installation through to the ongoing maintenance, a smoke control company or someone trained in the specifics of the systems has't gone anywhere near it - so often the non smoke control specialists just check the vents open as the annual service and concentrate only on the separate fire detection system (often used instead of directly connected smoke heads). Compare that with the check list of things that should be checked that some of the specialist companies do and it starts to get worrying!
