Custom Country House in Luxurious Gated Community

Lima, Peru is a strange place filled with duality. Located in the center of Peru, it is a capital city that is blessed geographically. It has the sea, the Andes and even some desert with beautiful sand dunes.?

During the early 90s due to political and social unrest, many luxurious gated communities started to appear in a coastal town called Asia. These communities, as many around the world, had strict HOA (Homeowners Associations) that even had parameters for color, size, shape, and feel for the future homes. This led to many beautiful and creative projects from many talented architects than still can be seen today. These gated communities became the norm across the coastline of Lima.

Forward to 2010 and these community concepts started to appear in the lower Andes of Lima, focused on country housing.

In 2014, our team at oAuDARQ was approached to design a custom house in one of the most luxurious of these country communities.

The Design was drafted with the idea of a future sale being that the lot was increasing in value substantially. The HOA forced the design to be in raw materials, local materials, preferably stone and with a green fence limiting the lot boundry (literally green! This was the strangest forced point).

The design was a huge success being showcased in the exhibition room for the following year.

What you see here are my own drafts for the design that shows clearly the geometry and materials definitions. Fortunately, the lot value tripled during the design phase and the lot was sold for ample profit becoming a developers dream. The design made the transaction possible nevertheless, until today waiting to being built by the new owners.

It is interesting to see the development of these condominiums and that they are unique for the city of Lima. I encourage architectural students and investigators to visit them since they are a case study for architectural developments and architectural expression.
