CTP plans a new building and other developments at the T-Park

As we informed you in the last issue of our newsletter, the T-Park in Ostrava is evolving and growing. Based on an urban planning study created for the city by its MAPPA studio, work is currently underway on several projects to ?? develop the site. The aim of the study was to identify the most effective use of vacant land within the complex and the best way of integrating the T-Park with the neighbouring areas of the city.

At the beginning of August 2024, the city sold the vacant land to CTP , which is planning a new ?? multifunctional building (T6). The building will be situated at the edge of the complex near a residential area, and it must blend in well with the houses there.

Another new building (T8) is planned at the opposite end of the complex. When the two new buildings are complete, two current buildings (“Tandem” and “Piano”) will be demolished, as they have reached the end of their viable lifespan. They will be replaced by a large new building (T5), which will be the focal point of the entire T-Park. It will contain offices and prototype workshops, as well as services including ?? shops, a restaurant and a café for staff and visitors.

There is also space at the site for smaller buildings, which could contain offices, a parking garage, etc. The potential of the complex is being maximized, and 5000 to 6000 new jobs could be created at the park within the next 1?? 0?? years. Besides the new buildings, there will also be new infrastructure for cars and pedestrians, as well as new public spaces and upgrades to existing public areas. These amenities will be used by staff and visitors to the T-Park, as well as by the wider local community.

Jakub Kodr MRICS and Zbyněk Jendryka from CTP talked about what we can expect at the T-Park in the upcoming years.

Zbyněk Jendryka , CTP’s regional manager, who is also responsible for the T6 project:

“The ground floor of T6 will provide services – for example, we’re planning a restaurant and a creche. The upper floors will contain R&D labs and office space. The building’s terraced shape blends in well with the adjacent buildings, being lower on the side of the houses in the residential area and rising to its full height at the other side, next to the technical university.”

What can you tell us about the project? I know you’re a graduate of the technical university, so will it be a pleasure to work on a project here in Ostrava?

“This project will be really unique in Ostrava, because it combines five key functions in a single building – from prototype workshops and offices to leisure spaces, accommodation for students and staff, and parking. The aim is to create a functioning ecosystem that will support the T-Park’s further development in harmony with the natural surroundings of the complex. As a native of Ostrava and a graduate of the technical university, I feel a strong sense of responsibility for ensuring that this project is implemented successfully, enabling the city and the university to continue growing and evolving??.”

When will the construction work begin, and when will T6 be completed?

“We’re planning to begin construction at the start of 2026, and completion is scheduled for the end of ?? 2027. As part of the construction work, we will also be building a new road, and we will ensure that public access through the complex to the ?? Poruba forest park will not be compromised.”


What did CTP executive Jakub Kodr MRICS tell us about the company and the T-Park?

What are CTP’s other plans in Ostrava?

“As always, we have very ambitious plans. We own almost a million square metres of leasable industrial and office space in the region, and we want to continue contributing to Ostrava’s evolution into a modern hub for research, development and innovation.”


?What potential does Ostrava offer for excellent research??

Ostrava?has very high-quality infrastructure for research, development and education. An important role is played by Ostravská univerzita and Vysoká ?kola báňská - Technická univerzita Ostrava , which have become leading regional research centres in recent years.

For example, the University of Ostrava has received a subsidy of ?? 1.8 billion CZK to fund regional transformation and development, and it is building a new research hub in Vítkovice that will provide outstanding facilities for cutting-edge research.
