Croatia - Land Parcelisation Process
Can anyone explain how the process of Parcelisation works in Istria, Croatia ?
We have a piece of land with expired Planning permission for 5 Detached houses in Radovani, near Porec, visual attached. We are wanting to sell the whole site for development, although we will also sell off individual plots.
I understand that in order to do this, you have to apply for Parcelisation, to separate out each plot !?
What is required to apply for this? Can anyone advise me on this?

7 年According to Croatian law, one cadastral plot in building zone can be divided and registered in cadastre only by valid "location permit". If you prepare only parcelization study you will not be entitled to register such a parcelization neither in cadastre or in court ownership register.

7 年Before dividing check that every single parcel surface satisfies the local urbanisation plan (referring to the right to build) taking in order all the indicated (in the plan) limitation and it's duration(of the plan). Then if it's all ok then proceed with parcelisation . Hire a well established local topographer because Kadasters in Croatia are usually a tragic joke.

7 年Process works in Istria same as in the other parts of Croatia. If you are planning to divide one cadastrial plot in five different cadastrial plots you need to find a certified surveyor who will make you parcelisation study for this process.
