Cremorne + New Zone – Commercial 3!

Wonderful to read, that our engagement in Cremorne and our book Building Mixity! are impacting on the real world. The new 'tailor-made' zone Commercial 3 has been released by Victoria State Government this month. It incorporates many of our ideas, with hopefully more to come.

The newly created zone 'promotes the creation of dense, economically diverse, affordable, accessible and amenity-rich precincts.'

According to the Planning Practice Note 85, it supports mixed-use employment, high amenity, accessible and well-connected places, and options for residential uses. It intends to foster a diversity and critical mass of employment and limit displacement of existing work. While improving urban environment, interface between private and public realms and connectivity, it enables a widest range of businesses, small and medium entreprises, low-impact production, as well as a range of other uses. These include small scale retailing, places of assembly, food and drink premises, warehouses and housing.

At this stage of the process, it is not clear if the Commercial 3 zone will be put to action in Cremorne. However, we are hopeful that the new zoning will be applied to Cremorne in the near future. It would support it's creative mixity and community, and positively inform other light industrial precincts across Victoria.
